Project Description
The second phase, Site 2, of the Vermont Corridor County Administrative Campus is the retrofitting and expansion of a formerly vacant office building. The project adds to LA County’s new administrative office complex located at the junction of Sixth Avenue and Vermont Street in Los Angeles, CA. The decision to pursue a second Administrative Office Building adjacent to the completed Vermont Corridor County Admin Building (Site 1) was made by the County after the significant success of Site 1.
The newly renovated and constructed Class A office building will feature 12 stories of office space, ground floor retail, and community serving space. It is designed to LEED Gold standards and also incorporates and reuses the existing buildings framework, furthering the project’s environmental benefits. The project also includes a pedestrian walkway that connects the offices and parking, ten surface parking spots and other ancillary improvements that help connect the completed building (Site 1) with the new building (Site 2) forming a civic campus for LA County.
The project reached financial close in August of 2024 and is currently under construction. The privately issued 63-20 Bonds used to finance the project were rated AA+ by both S&P Global and Fitch Ratings.
